For renters and self-managing landlords in NSW and Victoria
Rent increase notices have rules about how often rent can go up and how much notice must be given. We check the dates on yours.
Upload the rent increase notice and your lease, or enter the key dates. You get a short report showing how the notice compares with your state's frequency and notice-period rules, with every date worked out.
Pre-orderPre-orders open now. No payment is taken today. First deliveries from November 2026. Full refund if we can't deliver by the agreed date.
Upload the notice and lease, or type in the lease start date, the date of the last increase, the date the notice was given and the date the new rent starts.
We compare them with the published rules for your state. NSW: generally no more than one increase in 12 months and at least 60 days' written notice. Victoria: generally no more than one increase every 12 months and at least 90 days' notice for notices covered by the rules in force from 25/11/2025.
You get a dated report with each check marked as consistent, not consistent or needs more information, plus where to read the official rule yourself.
The rules on rent increase timing are public, but they depend on exact dates and lease details that are easy to get wrong. We show every date and the rule it was checked against so you can follow the working yourself. Any letter we draft is a starting point for you to edit.

No. We compare the dates you give us with published state rules and show our working. We do not decide whether a notice is valid. For advice, contact NSW Fair Trading, Consumer Affairs Victoria, a tenancy advice service or a lawyer.
No. This checks timing only: how often rent has gone up and how much notice was given. It does not assess whether the amount is excessive.
Yes. In NSW some agreements made before 13/12/2024 with terms under 2 years may allow more frequent increases if the lease sets them out. In Victoria the rules differ for older agreements. Tell us your lease start date and we will flag where an exception may apply.
NSW and Victoria at launch. We will only add other states once we have checked their rules against official sources.
We use them only to prepare your report. They are deleted 30 days after delivery and are never used to train AI models.
Lynx Bay Pty Ltd does not give legal advice and does not certify that any notice is valid or invalid. Rules change. Always check current guidance from your state's official consumer or fair trading body. We are not connected with any government body or tribunal.
